Note: SDLT rates for England & Northern Ireland from April 2025. First-time buyer relief applies up to £500k — above that, standard rates apply in full. Additional property surcharge is 5%. Monthly payments assume repayment mortgage with fixed rate for full term. Does not include solicitor fees, survey costs, or other purchase costs.
Changelog: v1.2 — Fixed “Total mortgage repayments” to show principal + interest paid to lender (was previously price + SDLT + interest, which understated savings when increasing deposit).
Previous versions
v1.1 — Fixed first-time buyer SDLT threshold from £625k to £500k (April 2025 rates). Going £1 over £500k loses all FTB relief.
